The kitchen
The kitchen is a vital area for many households, and it’s the focal point of home life of many a family. So, it makes sense that you should pull out all the stops to improve your kitchen if it’s looking somewhat drab. There are a few things to look out for. Firstly, it’s advisable to get your plumbing checked. Any home inspection that a prospective buyer arranges may reveal problems – and that could lower their initial or subsequent offers. Tiles should be cleaner than a whistle, and problem areas around cookers and fridges should be sorted out before you hold a viewing.
The bathroom
Second only to the kitchen on people’s watch lists is the bathroom. It’s not much of a surprise – it is the place of ablutions, after all. It’s because of this that you have to be on top of your bathroom as much as possible during any viewing periods. You don’t have to spend a fortune, either. Cheap bathroom suites are fine, as long as you keep it clean and tidy. Do so, and people won’t be overly worried about having to spend money on renovating it. While they are entitled to ask for a reduction in price for dilapidation, they aren’t for a simple question of taste.
A garage
If you have a garage, make sure you do it up, so it is clean and tidy. If you can make the space as open and clean as possible, then it could well add value in the buyer’s mind. Garages have a lot of uses these days, and not many of them involve cars. Gyms, offices, and even spare bedrooms are all possibilities. And each of them will be a realistic target for any prospective buyer if your garage looks great.
The conservatory
Conservatories can be more trouble than they are worth. Not so long ago, there were a lot of cowboy builders who would leave a trail of botched jobs behind them. While regulations are tighter now, it is still something to think about before you sell. Have yours checked for any defects and fix them up – it will be worth it. You are likely to get far closer to your asking price – and maybe beyond it – if you do.
